The organic reach that once made social media free is gone. Here is what paid boosting actually does, why it matters for your listings, and how to do it without wasting money.
There was a time when posting a property on your agency’s Facebook page was enough. Your followers saw it, a few tagged a friend, and the listing did quiet work in the background at no cost. That time has passed, and it is worth being honest about why.
Across almost every major platform, organic reach – the share of your followers who actually see an unpaid post has collapsed. On Facebook, most business pages now reach somewhere between 1% and 6% of their followers on average, and many sit at the lower end of that range. Why it matters more for property than for most industries
Estate agency is a local, high-value, trust-led business, and that makes paid social reach unusually valuable.
Your buyers are on social before they are on the portals. Plenty of people see a property on Facebook or Instagram long before they ever type anything into Rightmove. If your listings are only reaching a fraction of your own followers, you are invisible at the exact moment attention is up for grabs.
Vendors judge you on your marketing. When you sit in a valuation, the agent who can show a property being actively promoted to a local audience has a tangible edge over the one describing what they “would” do. Visible reach is a selling point in itself.
One instruction pays for a lot of boosting. In most industries, the maths of paid social is a game of small margins. In property, a single won instruction is worth thousands of pounds. Boost your best content, not everything. Video and strong visual posts travel further than a static image with a portal link. Platforms actively suppress posts that just push people off-site, and actively distribute video. Lead with the content the algorithm already wants to spread.
Keep control of spend. Set a clear budget and duration before you start, and know your cost up front. Paid social should never be a tap you leave running. The point is predictable, controlled reach, not a mystery bill.
Target locally. Your market is a radius, not the whole country. Location-based targeting is where boosting earns its keep for agents, putting listings in front of the people who might realistically buy or sell nearby.
Measure what happens. Reach and impressions are the start, but track through to the clicks and enquiries that actually matter to your business. If you cannot see what your spend produced, you cannot improve it.
